Before Moving In
After your application is accepted, we will send your leases for signatures. Once fully signed lease in returned we will schedule your move-in inspection for the first day of your lease. All move-ins must be conducted during normal business hours M-F 9am- 4pm. Utilities must be set up before move-in, and you must provide us with proof of transfer. Usually, you will receive an email from the service providers.
Security Deposit and rent must be paid prior to move-in inspection. Payment may be made by one of the options listed below. NO CASH IS ACCEPTED

City of Bloomington Utilities– 812-349-3930. (Not applicable for Western Estates Apartments and Western Estates Mobile Home Lots. Water usage is billed by the office).
Day of Move-In
A move-in inspection will be conducted on the first day of your lease. All parties must sign off on the Move-in Inspection Form. After all forms are signed, you will be given keys to your new home! You will have 5 business days to report any item not noticed during move-in.
After Moving In
Rent is due on the first of every month. We give our residents a grace period of five days to pay rent before a 10% late fee is automatically applied. For example, if you pay $700 a month for rent, your late fee will be $70.00. We accept payment in the following forms.
- Check or Money Order-If you choose this option, you will have until 4pm on the 5th for it to be received by our office before a late fee is applied. Please drop off payment in person or mail to: We cannot control the speed of mail service so if mailing - make sure you mail in plenty of time.
